<br />Standards as per the "Variance Requests and Findings, (0" section of the staff <br />memorandum; <br />8. A landscape performance bond at 125% ofthc cost ofmatcrials and installation must <br />be provided prior to the issuance of a building permit; <br />9. Park land dedication will be required as part of the final plat, not to exceed ten <br />percent of the area ofthe property or, if providing cash in lieu of/and, the fair market <br />value of the property at the time of approval; <br />10. A permit from Rice Creek Watershed District will be required following City <br />approval; <br />I L A monument sign at the'corner of Highway 96 and Round Lake Road (City property) <br />would need to be reviewed and approved by the City Council prior to construction; <br />and <br />12. Time requirement for the final plat of no more than six months after the date of the <br />City Council's approval of the Master PUD be waived due to the time requirements of <br />land acquisition and securing major tenants. <br /> <br />Updates <br />Thc applicant had a chance to review the staff memorandum in advance and provide staff <br />with feedback regarding certain aspects ofthe proposal.
