Round Lake Road <br />Arden Hills, MN 55112-5794 <br /> <br />RE: 1-694/I-35W Gateway Center PUD <br /> <br />Dcar City Council and Planning Commission Members: <br /> <br />On behalf of the Chesapeake Companies, we want to thank you for the opportunity to <br />bring the 1-694/I-35W Gateway Center PUD before you and the City of Arden Hills. As <br />we discussed during the Planning Commission meeting on January 3, 2001 and <br />subsequently at the City Council meeting on January 29, 2001, this unique project <br />represents an exciting and challenging opportunity for the City to fulfill a long standing <br />goal: to sccure a prominent and successful development for this important site. <br /> <br />As you will recall, we indicated that in order for the project to advance and succeed, it <br />must be a market driven development. We reported that the Chesapeake Companies was <br />actively assembling the property and seeking tenants, and that they would continue to do <br />so after the City's PUD approval process. We discussed that they would not be able to <br />provide a definitive development plan until after tenants were found and their needs, <br />resources and expectations known. <br /> <br />We also discussed the Chesapeake Companies' willingness to market and develop the site <br />with an approval based on a minimum to maximum range of office square footages and <br />in accordance with an approved set of detailed design standards. This type of approach <br />has been used successfully in other communities with similar challenging sites. The <br />range of office development being proposed for the Gateway Center is between 225,000 <br />and 499,900 square fcet of gross floor area. The proposed design standards identifY <br />detailed requirements for architecture, building materials, maximum height, setbacks, and <br />landscaping. <br /> <br />The current information that has been submitted for your review and consideration <br />includes an Environmental Assessment Worksheet that is based on the proposed range of <br />office development, a site plan that illustrates the maximum square footage allowable <br />under the PUD, a set of detailed design standards, and a conceptual landscape plan. This <br />landscape concept plan is based on a medium amount of office development and <br />
