As part of <br />this option, the retaining wall along Siems COUlt <br />would be removed as would the bituminous <br />roadway to the west of the retaining wall. The area <br />where the retaining wall is removed would be filled <br />and graded at approximately a 3:1 slope from the <br />edge of the proposed Siems Court to the western <br />edge of the removed lower roadway section. Sod <br />and seed would be planted on the slope. Two <br />shorter retaining walls of approximately 75 feet in <br />length and 3 to 10 feet high would be constructed <br />along the north and south driveways. The City <br />Siems COllrt at Retain WaU (Facing South) may desire the removal of all trees within the <br />retaining wall due to damage that may occur during retaining wall removal. Removing the wall <br />and grading the western slope will allow the proposed Siems COUlt to be 1 to 2 feet lower in this <br />area, improving the driveway slopes in this section. This would add approximately $45,000 to <br />the overall project cost. This option would minimize future maintenance costs and improve the <br />slopes on either side of Siems C01ut. This option would require tree removal and could damage <br />root systems on trees that remain. Exhibit A3 illustrates the proposed options for the Siems <br />Court retaining wall. <br /> <br /> <br />RIGHT-OF-WAY DISCUSSI01>i <br />Based on our review of GIS information and survey of existing propelty corner monuments, <br />there is one area where the existing roadway is outside of the City Right of Way and on private <br />property. This case is along Ridgewood Road approximately 300 feet south of Lake Johanna <br />Boulevard, where it curves and runs north and south. The western edge of the road traverses <br />pri vate property and the eastern edge is adjacent to mature trees and steep boulevard slopes. <br /> <br />ROW Option 1: Shift roadway centerline to the northeast. This would require the <br />removal of one mature tree (18" caliper), several smaller trees (2"S' caliper) and require <br />the constlUction of approximately 150 linear feet of 3' -5' high of retaining wall along the <br />boulevard. This would add approximately $15,000 to the project cost. <br /> <br />ROW Option 2: Acquire roadway easement from property owner on which the existing <br />Ridgewood Road is located The City would need to acquire approximately 2,030 SF of <br />property for permanent roadway easement purposes. The cost of the property acquisition <br />may be nominal as the roadway has existed in its cunent location for over forty years. <br />The City Attorney will need to review the situation prior to approaching the property <br />owner. <br /> <br />TEMPORARY ROW I:VIPACTS DURI!\G CO:\STRUCTI01>i <br />We anticipate minor grading and sod placement in yards as well as driveway restoration beyond <br />the City's Right of Way limits throughout the project area.
