This runoff will be included in the overall neighborhood <br />water quality treatment in the proposed wetland pond. The proposed improvements include <br />collection and treatment of the roadway and adjacent propelty runoff in the neighborhood with <br />the exception of the southern pOltion of Skiles Lane and the nOlthern pOltion of Siems Court that <br />will be treated through future projects. <br /> <br />The pOltion of Ridgewood Road that is adjacent to the wetland will collect runoff from the <br />neighborhood to the west and discharge into an infiltration basin along the wetland. The <br />infiltration basin will overflow into the wetland. <br /> <br />The nOlth end of Siems COUlt will have a storm sewer constructed that will discharge into the <br />existing ditch and low at'ea along the south side of Lake Johanna Blvd. Directing storm sewer <br />from the nOlthern pOltion of Siems Court to Arden Place would require excavation depth of over <br />20 feet that is not possible gi ven the confines of this palt of the neighborhood. The low area at <br />Johanna Boulevard and Siems COUlt and has been identified as a potential future ponding area. <br />Based upon a meeting with a representative of the property owner and Rice Creek Watershed <br />officials as well as previous conversations with the property owner (1600 Lake Johanna <br />Boulevard), there is a strong interest in developing the site to include regional storm water <br />treatment facility along with one or two housing units. <br /> <br />Storm sewer will be constructed along the southem pOltion of Siems COUlt and connect with the <br />proposed Arden Place storIll sewer system. Additionally, a catch basin at the southern end of the <br />cul-de-sac will be connected to the existing private area drain in the backyard of 1553 Arden <br />Place. The existing PVC storm pipe to Lake Johanna will be abandoned south of Arden Place. <br />The City is inquiring into the existcnce of a drainage easement for this segment of storm sewer. <br />[I' one doesn't exist, a drainage easement should be obtained as a part of this project. This option <br />will improve water quality and significantly <br />reduce ongoing maintenance costs due to <br />erosion along the slope south of Ridgewood <br />Court cul-de-sac. Residents on adjacent <br />property have expressed interest in <br />eliminating the overland flow and <br />constructing a catch basin and pipe instead. <br /> <br /> <br />'I <br />l <br /> <br />Poor drainage along roadway (Siems Court) <br /> <br />The drainage area along the northern portion <br />of Skiles Lane will flow nOlth towards Arden <br />Place where it will enter the storm sewer <br />along Arden Place. During smaller storm <br />events, the runoff will enter a curb cut prior to <br />the catchbasin at Skiles Lane and Arden Place <br />and flow into an infiltration basin. <br /> <br />URS <br /> <br />12 <br />
