<br />with the City, the applicant has applied for and received a number of grants to assist in the <br />cleannp of the site. It is expected that most of the cleanup will take place in September or <br />Octobcr of this year. The rails on the property will also be removed in September or October. . <br />The applicant is continuing to actively market the property. <br /> <br />Thc Chesapeake Master Plan PUD provided for a few different plan renditions, one of which <br />included two eight story office buildings. This type of development is prominent at major <br />interstate junctions in the metro area and will likely lead to a higher quality project than the <br />underlying Gateway Business Zoning would otherwise produce. The Gateway Business Zoning <br />District is geared toward modem office/warehousing users and was intended to redevelop the <br />land on the west side of Round Lake. Granting an extension to the Chesapeake Master Plan <br />PUD makes it easier for Chesapeake to plan and market the property and it gives the City of <br />Arden Hills better chance of securing a high caliber development that is built within the <br />parameters established through the 2001 PUD. <br /> <br />The letter from Chesapeake Companies indicates that a summary of their marketing activities is <br />attached. The updated summary was not available in time for the rclease of this packet; <br />however, a representative from Chesapeake Companies will be at the meeting to address the <br />ongoing marketing ofthe property. <br /> <br />Staff Recommendation <br /> <br />Staff recommends approval of the requested one-year extension to allow Chesapeake Companies <br />to submit a Final Plan PUD no later than September 26,2007, subject to the following thirteen . <br />conditions from the original PUD approval and condition 14 that was added in 2004: <br /> <br />1. Revisions to tbe Proposed PUD Design Standards. The proposed document "Gateway <br />Business Center..Arden Hills, MN, Proposed Planned Unit Development Design Standards", <br />revision dated March 7,2001, be amended accordingly (additions are shown in CAPS, <br />language removed is stricken): <br />a) Page I, Purpose and Intent, third line of the first paragraph should read, ". ..consist of A <br />PREDOMINATELY office DEVELOPMENT and supporting ancillary uses..."; <br />b) Page I, Permitted Uses, strike #1 relating to antennas and add it under Permitted <br />Accessory Uses; <br />c) Page I, Permitted Accessory Uses, #1 should read, "Any incidental assembly, repair, <br />processing, CLASS I manufacturing..." <br />d) Page 2, Permitted Accessory Uses, #7 should read, "Day Carc Nursery WITH LESS <br />THAN TEN CHILDREN"; <br />e) Page 2, Lot Area, Lot Width, and yard Requirements, #1, should read, "Lot Area: One <br />acre minimum, NOT TO EXCEED TWO LOTS OF THIS SIZE" <br />f) Page 4, Building Design and Materials, #4, last line of the paragraph, should read, ". ..of <br />the fayade. ACCESSORY BUILDINGS SHALL MEET THE SAME BUILDING <br />MATERIAL REQUIREMENTS AS PRINCIPAL BUILDINGS. Allowable materials...
