The applicant shall obtain all necessary permits from the Rice <br />Creek Watcrshed District and Ramsey County prior to filing the final Plat. <br />2]. Highway 96 Access. The Highway 96 access shall be right-in and right-out only. <br />The applicant shall be responsible for the signing and striping to provide a right turn <br />lane on eastbound Highway 96 to the development's driveway. <br />22. Hamline Avenue Access. <br />. The RamUne Avenue access shall pennit right-in and right-out access as well <br />as left turns into the access road from northbound traffic on RamUne Avenue, <br />OR . <br />. The RamUne Avenue access shall be a right-in andright-(JUt access only. No <br />left turns shall be pennitted. , <br />. To facilitate movement in and out of the devdopment, a minimum 30-fool <br />radius shall be built on the northwest and southwest COrner ofthe Hamline <br />Avenue intersection. Revised entranltcplans shall be submitted to the City <br />Engineer and Ramsey County Engineer for approval prior to approving the <br />Final Plat. The applicant shall be responsible for placing all necel1sihy traffic <br />slgnage. <br />23. Daycare Access. The applicant shall provideth~:Jlaycare with a no-cost access <br />easement to allow vehicles to, access the day careT rom the office park's access on <br />Highway 96. <br />24. Stop Signs. A stop sign shall be,p1aeeg.N the southbol111d, exit to the access casement <br />from the daycare per the rccommendationR~ti)~, 2005 traffic study. A stop sign shall <br />also be placed at the eastbound exitto ti)e accel1S~,sement before the daycare <br />exit/entrance to the access easement per the recomlUendation of the 2005 traflic <br />study. <br />25. The <br />address and business name shall be uniform throughout the development in <br />size, placement, and color.
