He encouraged the Planning Commission approve this request. Chair Sand closed the public hearing at 7:58 p.m. Commissioncr Larson stated as opposed as he generally was to variances, he did believe this lot presented a hardship. He stated this house also stood out as different from the neighborhood and he believed this addition would make thc house fit bettcr into the character of thc neighborhood. Commissioncr Modesette agreed that the addition will enhancc the neighborhood and the rcason this worked for the addition was because of thc layout of thc existing house. She noted the slopc was steep, but opposcd using that as thc dcfining rcason when it stemmed from othcr things. Commissioner Larson moved, seconded by Commissioncr Zimmerman to approve Planning Case No. 05-02: Debra and William Thornton, 3510 Sicms Court; Variance, subject to thc condition as notcd in staff's February 2, 2005 rcport. REVISIONS FOR AUTOMOBILE SERVICE STATIONS WITH RETAIL AND A CAR WASH AS A SPECIAL USE Chair Sand opcned thc public hcaring at 7:04 p.m. Mr. Hellcgcrs statcd the Commission was being rcquested to rcview thc proposed amendmcnts to Scction 5 of the Zoning Ordinance to allow a service station with retail sales and serviccs and a car wash to be permitted attcr thc issuance of a Spccial Use Permit in the Gateway Business District. Staff rccommended approval of the Zoning Orilinance Amendment as proposed. Mr. Clark noted thc City of Arden Hills was the applicant and their intention was to come . back f()r a Special Use Permit. Commissioner Larson assumed the configuration of the road was somcthing that would be changcd whcn thc intersection was done. Mr. Clark replied that would be lookcd at, but lIighway 96 would not be part of this and no access would be on Highway 96.
