Mr. Clark replied the City had <br /> not seen a plan that talked about Highway 96 moving to the north and thc most currcnt <br /> plan was thc extension of Round Lake Road continuing north and thcn going to thc <br /> northeast and back into the TCAAP property. He stated the County would try to <br /> minimize any impact to the mobile home park because of the cost involved in that. <br /> Chair Sand statcd he remembered someone from thc County showing the proposed <br /> alignment of Highway 96 and he belicved it was shown as going through thc southern <br /> cdge of the mobile homc park. Mr. Clark replied that was a possibility, but the impact <br /> would be minimal. <br /> Chair Sand statcd hc wantcd to make sure the vision for the sitc was taking into account <br /> any future dcvelopment. <br /> Commissioner Zimmerman asked if staff had seen any footprint as to how this servicc <br /> station would look likc and if therc would be any varianccs requested. Mr. Clark rcplied <br /> the City had entered into a Purchase Agrccment with this propcrty, which was separate <br /> from this process. He belicved it was too early to tell with this proposed development, <br /> but staff had made it very clcar to them that thcy wantcd the best building thcre was on <br /> this property because it was thc gatcway into the City. He stated he did not know iftherc <br /> would be any variances requested at this time. Hc noted statT would be going out and <br />. surveying thc trccs in an attempt to save as many trecs as possible on this lot. He <br /> indicated they had not discussed specifics on this project. He statcd this would probably <br /> bc coming for a public hcaring to the Commission in April. <br /> Commissioncr Zimmennan asked if staff had donc any analysis to scc if it would meet <br /> the landscape requirements. Mr. Hellegcrs replicd he had explaincd all of the zoning <br /> regulations, but therc had not bcen a concept plan prescnted yet. <br /> Mr. Clark stated this lot was slightly bigger than thcy usually wanted. He stated thc other <br /> issue was the lot was unusual, but they werc aware of the setbacks, but hc believed they <br /> would still bc looking at a PUD. <br /> Commissioncr Larson asked if the potcntial developer had noticed that on the other side <br /> of 35W there were three vacant buildings, including a service station. Mayor Aplikowski <br /> replied she believed because New Brighton was holding that propcrty for a possible <br /> Medtronic developmcnt, that this was not cven a possibility for discussion that this <br /> development could go ovcr therc. She believed thc rcason this developer wanted this lot <br /> was because of visibility. <br /> Commissioncr Modesettc expressed concern that the City would have anothcr gas station. <br /> Mr. Hellcgers noted if a gas station was put in this arca, they would need to meet the <br /> gateway business district standards, which standards were higher than in other areas. <br />.
