ARDEN HILLS PLANNING COMMISSION - MARCH 2, 2005 5
2. When thcse 2 lots were dcvelopcd somc 7 ycars ago, it was my undcrstanding that
. f()r safety rcasons there would be a common entrancc to thc residences. Today,
with increascd traffic flow on Lcxington Ave. the addition of two cntrances could
make for an cven less safe condition than was thought of 7 ycars ago. This would
bc a short distance on a roadway like Lexington and could add to motorist
confusion.
3. Thc entire neighborhoods of Karth Lake Hills and Karth Lake Estates are able to
acccss Lexington Ave. with little backup and only 2 entranccs/cxits to Lexington
Ave.
Additional Conccrns:
Trees and natural woodland rcmoval
Lights tram vehicles using the Sabot driveway shining into my backyard
Water runoff toward my yard; their property elevation is slightly higher than mine
Visual privacy
My homc value
It has rccently come to my attcntion that the Sabot residencc is not complying with some
Arden Hills residential regulations.
The Sabots have conducted an internet shopping busincss out of their Lexington Ave.
homc since shortly aftcr moving in. (about 4 years) Apparcntly clients comc to their
. home to lcarn how to use thc internet sitc and do their own business. This business seems
to b~ sporadic, and has been lcss activity recently.
I have becn recently infornlcd by Petcr Hcllcgcrs of thc f()llowing regulations regarding
homc businesscs:
I. A licensc is needed
2. Drivcways should not have more than 4 cars on them
"' Time rcstrietions for conducting the business
., .
The Sabots have not complied with thc abovc rcgulations.
At timcs the Sabofs have customers whose cars takc up thcir drivcway and somctimcs
require additional parking in front of my house on Amble Drive.
The days ofthc week vary, but it sccms that most activity is on thc weekends.
The time is gcnerally early evening, and ending usually by II :00 PM
I am very concern cd that the real necd for thc drivcways is for thcir busincss concerns. If
they get the additional driveway and arc able to usc thc ncw cxtcnsion for business
parking, I will at times have a parking lot view from both inside my home and even morc
. lack of privacy in my backyard."'
Chair Sand closed the public hearing at 7:52 p.m.
