<br /> 7. City Enginecr Comml~nts. The applicant shall amend the final plat to be in <br />. conJemnancc with all of the comments from thc July 3rd, 2006, memo from the City <br /> Engineer. <br /> The City Engineer has reviewed the Final Plat and hcr comments are provided in <br /> Attachmcnt 3A-2. The City Engineer's comments are primarily technical in nature and <br /> wi II not impact the overall design of the subdivision. The applicant will be cxpected to <br /> amend the plans hased on the City Engineer-s memo. <br /> I O. Structure Removal. All nonconforming structurcs shall be removed as indicated on the <br /> site' plan before the final plat is filed and before any building permits arc issued. If, <br /> however, this is not possible, the dcveloper shall post a linancial surety with thc City to <br /> ensure rcmoval within one year tl-Ol11 the approval of the final plat. <br /> The nonconforming structurcs arc only rcquired to be rcmoved prior to thcFinal Plat <br /> heing li1cd with Ramsey County. Once the Final Plat is approved by the City, the <br /> structures will nced to be removed within sixty days or a financial surety will need to be <br /> submitted within sixty days. If this condition is not mct, the City will not sign the Final <br /> Plat, which will prevent it Crom being filed with Ramscy County. The applicant has <br /> received demolition permits Ic)r the structure, though the structures have not yet been <br /> demolishcd. <br /> 11. County Road Acccss Permit. The applicant shall submit an approved road access <br />. permit fl'om Ramsey County before the final plat is approved. <br /> Sincc !\ie\V Brighton Road is a County road, the applicant must have an approved permit <br /> li'om Ramsey County for Lot 2 to access New Brighton Road. Lot I will continue to use <br /> the existing access to New Brighton Road and no pcrmit is needed. The applicant has <br /> suhmitted the reLJuired pe1l11it f'rom Ramscy County (Attachment 3A-l). Lots 3 and 4 <br /> will access Thom Drive, which was granted in the preliminary plat approval by the City's <br /> Public Works Department. <br /> 1 ... Additional ])ermits.
