The height limit in the R-l Zone is 35 feet <br /> and to exceed that limit may require a variance in addition to site plan reviews for new or <br /> exp,mded buildings. This Master Plan does not grant approval for deviations from the height <br /> restrictions. <br /> 7. Parking. Traffic. Access, and Circulation ~ Under Review <br /> Traffic <br /> The applicants have submitted a Tramc and Parking Impact Study, which is included on the <br /> compact disk in Attachment 3D-3. While some vehicles certainly travel on roads that go <br /> through Arden I-lills on their way to Nortlnvestern College, the access points to the College <br /> are entirely within the City of Roseville. The City of Roseville is evaluating the College's <br /> traffic study and a rcport will be provided to Arden Hills upon completion. . <br /> Parkillo <br /> ,~ <br /> Northwestern College currently has about 1400 parking stall on the campus and, at their <br /> peak, are at 97 percent capacity according to the Tramc and Parking Impact Study. By 2018, <br /> the College is proposing to have a total of 2090 parking spaces with a projected peak <br /> capacity of 93 percent. Much of the existing and proposed parking would be on the Arden <br /> Hills side of the campus. <br /> The City's Zoning Code does not have a specific parking requirement for higher education <br /> uses. In cases where the Zoning Codc does not have a speei fic parking requirement for a <br /> particular use, the Zoning Code statcs that the City Council will set the requirement based on <br /> a recommendation from the Planning Commission (Section 1325.06 Subd 1..1). <br /> Cun'ently, there arc 2, I 64 students and staff for 1,400 parking spaces, which provides .65 <br /> parking spaces per person.
