Any billboard located in the GB District may be expanded, altered, . <br /> relocated or otherwise modified solely upon written approval of the City, <br /> provided the expansion, alteration, relocation or modification is authored <br /> by the City of Arden Hills in connection with a transaction which will <br /> result in a nct rcduction in the number of billboards or in the aggrcgate <br /> sign face area of the biJlboards, located within the GB District. <br /> B. Lighting. Exterior lighting shaJl be provided f()r the safety and convenience of <br /> occupants and visitors. <br /> 1. The source of illumination shall be hoodcd, concealed or controlled in a <br /> manner so as not to be visible from adjoining lots, strccts or highways or <br /> residential areas east and south of Round Lake. <br /> 2. Accent lighting ofbuildings and sites may be permitted by the City. <br /> 3. A lighting plan shall be submitted that shows location, type of illumination <br /> and design. <br /> \. Pedestrian Circulation. All development within the District shaJl install <br /> pedestrian improvements in accordance with thc NE 1-694/l-35W Plan approvcd <br /> by the City. Other pedestrian sidcwalks and trails may be requircd hy the City. . <br /> J. Drainage, Wetlands and Flood Plain. A water management plan must be <br /> submitted for cach project in the GB District. The plan must be approved by the <br /> Rice Creek Watershed District, othcr agcncies as rcquired and by the City <br /> Engincer. <br /> \. On-site ponding is encouraged as a visual and functional amcnity. <br /> 2. Two or more projects may coordinate their water management plans f()r <br /> their mutual benefit. <br /> K. Utility Lincs. Provision for underground utility lines shall be required in all <br /> developmcnt within the GB District. <br />1320.14 Planned Unit Developmcnt (PUD) Overlay District. <br />Subd. I General Purpose. The Planned Unit Dcvelopment (PUD) District promotes the <br />developmcnt ofland in a unified manner by treating the entire development as a single cntity <br />and relaxing the strict application of standard zoning and subdivision requiremcnts. PUD's <br />may be aJlowed in any district but are required for multiple family dwellings in the R-3 and <br />R-4 Districts. <br />Subd. 2 Applicability.
