RV for one that is less than 34 feet long. The Planning Commission can consider approving a 34
foot long RV; however, the applicants were made aware that remanding the application back to
the Planning Commission does not guarantee approval. The amended application will need to be
judged on its own merits. At the City Council meeting, it was determined that Mr. Hagen would
need to remove the nonconforming RV from his property, which he has done.

The applicants are currently evaluating their options for replacing the 34 foot II inch RV with a
shorter RV; however, due to a miscommunication between Staff and the applicants, updated
information was not submitted in time for the June Planning Commission meeting. The
applicants have stated that they will not purchase or store a different R V that is between 28 and
34 feet long before the CUP is approved. The applicants do plan on continuing the review of
their application at the July II Planning Commission meeting. A new public notice will be sent
to adjacent residents informing them of the continued review of this application.

Although the process for reviewing the current RV regulations has started, any revisions to the
RV regulations will not apply to this planning case.

Recommended Action & Proposed Motion Lanl!ual!e

Motion to table Planning Case 07-006 for a Conditional Use Permit application for 3641 N
Pascal Avenue to the July II, 2007, Planning Commission meeting.

Deadline for Al!encv Actions

The City of Arden Hills received the completed application for this request on March 22,2007.
Pursuant to Minnesota State Statutes, the City was required to act on this request by May 22,
2007 (60 days); however, the City can extend the review period an additional 60 days provided
the applicant is notified. The applicant was notified that the City extended the review deadline to
July 22,2007. The City may, with the consent of the applicant, extend the review period
beyond 120 days.

In order for the Planning Commission to review the CUP in July, the applicant will need to give
the City permission to extend the review period past July 22,2007. This must be done because
the planning cases reviewed at the July II, 2007, Planning Commission meeting will not be
reviewed by the City Council until July 30, which is after the review deadline for this planning
case. The applicant has indicated that he will extend the City's review period.

City of Arden Hills
Planning Commission Meetingfor June 6, 2007

\\Metro-inet.uslardenhillslPlanninglPlanning Cases\2007\07.006 Hagen CUP (PENDING)\060607 - PC Report - Hagen CUP.doc
Page 2 of2
