<br /> <br />PLANNING <br />CIVIL ENGINEERING <br />PROJECT MANAGEMENT <br />LANOSCAPE ARCHITECTURE <br /> <br />Date: May 24, 2007 <br /> <br /> <br />To: Planning Commission and City Council <br />% Mr. James Lehnhoff, City Planner <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br /> <br />Re: Celestica Parking Lot Addition <br />4300 Round Lake Road West <br />Arden Hills, MN <br /> <br />Dear James, Commissioners and Council members: <br /> <br />Celestica has requested that we prepare the attached preliminary plan set and stormwater <br />management report to supplement the existing submittal application that is in process with the City of <br />Arden Hiils. As a result of the additional plans that are being submitted with this letter, we are <br />modifying our request to include review and approval for the following items: <br /> <br />1. Amend the existing Conditional Use Permit (CUP) to add 74 new parking spaces and modify <br />and expand the existing stormwater ponds at 4300 Round Lake Road West. <br /> <br />2. Request two variances that wiil allow for: <br /> <br />a. A reduction to the existing side yard parking setback from 20 feet to 8.72 feet for a <br />variance of 11.28 feet over a distance of 322.9 feet (30% of the length of the south <br />property line). <br />b. An increase to the lot coverage from the typical maximum of 65% (even though it is not <br />defined as such in the G-B Zoning District) to 68% which will allow for an increase of <br />12,532.65 square feet over the allowed minimum. <br /> <br />We were fortunate to have worked with Welsh Companies during 1997 and 1998 on the Gateway <br />Center project, which consisted of the complex of four buildings (including this structure) for this very <br />significant tract of land in the northeast quadrant of 1-35W and 1-694 that serves as one of the major <br />gateways into Arden Hills. Hopefully by providing some of the background thought into the original <br />project, we can maintain the integrity of the overall development while accommodating this very <br />important request for Celestica, a major employer of high quality jobs in the City of Arden Hills. <br /> <br />CURRENT PROJECT DESCRIPTION/EXECUTIVE SUMMARY <br /> <br />Celestica of Arden Hills, located at the intersection of Round Lake Road West and Gateway Court, is <br />requesting a parking lot expansion of 17,500 s.f (DAD acres) to accommodate the construction of an <br />additional 74 parking spaces on site. The motivation for completing this parking lot addition is <br />because of the reduction of available off-site parking spaces due to the successful growth of existing <br />businesses in the building to the south of this property.
