grading plan, and a preliminary tree removal plan (Attachment 3C-l). The plat has been
submitted to the Rice Creek Watershed District and is currently under review.

The submitted plans do show potential locations for future dwellings; however, those are
only meant to illustrate that there is room on each lot for a dwelling. The exact location of
each dwelling will be determined as each lot is developed through the building permit
process. No variances are anticipated for any ofthe lots as they are developed.

This plat is being process as a separate preliminary and final plat review. There are
conditions that need to be completed prior to approving the final plat, and the park dedication
fee will need to be set.

Previous Approvals

There are no previous planning cases related to this property.

2. Site Data

Park
Vacant
R- t: Single Famity Residential
4.3 acres
The topography is generally flat with a targe expanse of wetlands.

While the future land use map does list the property as "park," that designation does not
impact the development of this property. To turn the property into a public park or to
prohibit development, the property would need to be purchased by the City or other public
entity.

The area of the four properties on the plat do not add up to 4.3 acres because a 33 foot wide
strip ofland will be dedicated to the City as part of the Hamline Avenue right-of-way on the
final plat.

3.
