There is also a 35.1 square foot internal sign at the northeast entrance to <br />the proposed store, which is unchanged from the original proposal. All wall signage has <br />been removed from the south side of the building, and the "Walgreen's" sign on the west side <br />of the building has been reduced in size. <br /> <br />The LED electronic display portion on the proposed monument sign at the northeast corner <br />of the property has been removed. The three separate monument signs have remain <br />otherwise unchanged. <br /> <br />Signage for phases two and three will be determined during that separate review process. <br />The PUD process permits flexibility in terms of size, number, and dimensions of the signs. <br /> <br />Resident Comments <br /> <br />Notice was published in the Shoreview-Arden Hills Bulletin and mailed to properties within 500 <br />feet of the property for the August I, 2007, Planning Commission meeting. A new notice is <br />typically not sent when applications are tabled. Staff has received a number ofletters and emails <br />related to this application, which are included in Attachment 3E-5. <br /> <br />Draft Conditions of Approval <br /> <br />Staff provided a draft set of eighteen conditions in the August 1,2007, planning case memo. The <br />conditions have not been finalized and can be changed. The draft conditions were meant to <br />provide discussion points. The applicant has responded to a number of the draft recommended <br />conditions as described in Attachment 3E-I. The draft conditions included: <br />1. Conformance with Plans. The project shall be completed in accordance with the <br />plans submitted as amended by the conditions of approval.
