FACILITIES <br />26 Maintain an 'Institutional' level of quality for building materials. <br />(cavity wall construction, window construction meeting air infil- <br />tration standards, built-up roof standards, exterior ductwork <br />insulation, indoor air quality, etc.) Refer to 'Design Guidelines'. <br />27 Monitor and continue to refine implementation process for the <br />College's 10 year Deferred Maintenance Plan. This includes <br />building code and ADA issues. <br />28 Code Compliance: Upgrade code deficiencies as part of the Col- <br />lege's 10 year Deferred Maintenance Plan. Particularly egregious <br />are existing corridors that should have the code required 1 -hour <br />fire protection. Common air return in corridors (doors, air trans- <br />fer, HVAC balance) is an especially acute 'Life Safety' problem. <br />29 To maximize capital campaign fund "donor dollars" (i.e., <br />naming opportunities), group as many Capital Improvement <br />Plan tasks with proposed new buildings. (Note that NWC Facili- <br />ties Modernization is 367o of the required Capital Improvement <br />Plan.) <br />30 Safety/Health/Statutory is about 107o of the Capital Improve- <br />ment Plan, and even small renovations will require meeting <br />statutory requirements which have associated costs (ex. asbestos <br />abatement, sprinkler systems, rated corridors, air exchanges, <br />etc.). <br />31 Make every effort to stay in line with phasing for the Capital <br />Improvement Plan priorities and schedule. Deference only exac- <br />erbates the problems by making existing problems worse and <br />results in higher costs. <br />32 Incorporate vertical and horizontal wiring paths (wiring closets, <br />chases, cable trays, etc.) in all remodelings, additions and new <br />buildings. Also, large capacity conduit (inter -duct) should be <br />considered between buildings. <br />33 Maximize flexibility of lecture spaces and meeting rooms through <br />the use of high quality, movable acoustic walls with appropriate <br />STC (sound transmission coefficient) ratings. <br />34 Flexibility of Spaces: <br />When constructing new building spaces, they should be flexible <br />in serving the educational endeavor to the maximum extent. <br />NORTHWESTERN COLLEGE CAMPUS MASTER PLAN PARTNERS & SIRNY ARCHITECTS PAGE 5.7 <br />
