The applicant shall work with the County to adjust the timing of the Lexington <br />Avenue and County Road E intersection to improve the eastbound left turn <br />movement from the current LOS F to LOS D. <br />f. Stop signs, lane assignment signs, and other traffic control signs shall be <br />provided by the applicant at the County Road E and Lexington Avenue access <br />and shall be subject to City Engineer approval prior to installation. The City <br />shall reserve the right to require the installation of other directional signage as <br />deemed necessary by the City Engineer. <br /> <br />16. <br /> <br />Parking Mitigation Measures. <br />a. Building C on Lot 4 shall not exceed a footprint 7,250 square feet and a floor <br />area of 14,500 square feet. <br />b. Building C shall not be more than 50 percent retail in order to ensure adequate <br />parking on the south end of the property <br /> <br />17. <br /> <br />ADA Parking. The applicant shall provide the required number of ADA parking <br />spaces. The ADA parking space locations shall be subject to Building Official <br />approval. <br /> <br />18. Bike Racks. The applicant shall provide at least two bike racks at the strip mall <br />and at least one bike rack at each of the other buildings. <br /> <br />19. General Regulation Conformance. The applicant shall conform to all other City <br />regulations. <br /> <br />20. Common Space Management. The applicant shall submit an agreement for shared <br />management and maintenance of the parking areas, landscaping features, <br />stormwater facilities, and common areas prior to executing the final plat. The <br />agreement shall be subject to City Attorney approval prior to the issuance of any <br />building permits. <br /> <br />21. Development Agreement. A developer's agreement shall be prepared by the City <br />Attorney and subject to City Council approval. The agreement shall be executed <br />prior to the issuance of any building or demolition permits. <br /> <br />Chair Sand opened the floor to Commission questions. <br /> <br />Commissioner Holewa inquired about the current monument signs and the proposed <br />monument signs. Mr. Lehnhoff stated there are two monument signs presently and the <br />proposal includes three monument signs. He stated the dimensions and locations of the <br />proposed monument signs. <br /> <br />Commissioner Holewa inquired about the effect on the regulations and signage from <br />subdividing the property. Mr. Lehnhoff stated it would be looked at as one contiguous <br />development for signage and landscaping. <br />
