Mr. Lehnhoff stated it would be. <br /> <br />Chair Sand inquired if the size of the signs has changed. Mr. Lehnhoff stated it has <br />changed, and that the proposed sign was smaller than previous plans had shown. <br /> <br />Commissioner Stodola inquired about the traffic study which indicates an increase of 2.4 <br />percent and how the figure was calculated. <br /> <br />Commissioner Modesette inquired about the location of the fencing and the type of <br />materials. Mr. Lehnhoff stated the fence is located along Lexington and could be wood, <br />brick, wrought iron, or a material matching the site. <br /> <br />Chair Sand opened the public hearing at 6:53 p.m. <br /> <br />Chair Sand invited anyone for or against the application to come forward and make <br />comment. <br /> <br />Dennis Trooien, Dennis Properties, introduced the various people working on the project <br />and the background information for the development of the project and the issues in <br />developing. He stated they have worked on a lease renewal with Arden Pharmacy and <br />agreed to a lease termination clause if Walgreens was to be built. He stated there is an <br />estimated 2.4 percent increase in traffic and many tenants are happy with the increase. He <br />described the changes in building materials. He stated they would like to keep the signs <br />as they are presented. He stated they don't think they are creating a negative impact on <br />the community. <br /> <br />Commissioner Holewa inquired about seeing the monument sign and the signage on the <br />building. Mr. Trooien stated the signs assist in the vehicular traffic. <br /> <br />Commissioner Holewa inquired about the traffic leaving Arden Plaza. Mr. Trooien stated <br />the traffic during peak hours would be worse for left turns and the traffic would be more <br />likely to make a right turn and find an alternate route. <br /> <br />Commissioner Holewa stated there have been numerous comments from the community <br />and inquired ifMr. Trooien has received them. Mr. Trooien stated he did not receive <br />them personally, but has read them in the staff report. <br /> <br />Commissioner Zimmerman inquired ifWalgreens' name would be on the tenant sign. <br />Mr. Trooien stated he would need to research to find out if the tenants have signage <br />rights. <br /> <br />Commissioner Zimmerman inquired about the removable copy. Mr. Trooien <br />demonstrated the location of it. <br />
