<br />ARDEN HILLS PLANNING COMMISSION - NOVEMBER 7,2007 <br /> <br />6 <br /> <br />Commissioner Modesette stated the traffic report notes large increases in the wait time. <br />She inquired if Mr. Trooien would have the ability to affect the changes in the traffic <br />lights with the County. Mr. Trooien stated it would be good to change the timing of the <br />lights regardless if the development is approved. <br /> <br />Chair Sand stated the monument sign for the Walgreen's is closer to the intersection. Mr. <br />Trooien stated it was plotted on the plans for the exact location. <br /> <br />Chair Sand inquired about the signs on the elevation drawings. Mr. Trooien stated his <br />reference was to the sign being smaller than originally proposed. <br /> <br />Chair Sand inquired if Walgreen's was more concerned about the messages on the signs <br />than the logo. Mr. Trooien stated it is a question that would need to be addressed by <br />Walgreen's. <br /> <br />Chair Sand stated finding out if Walgreen's could be part of the inserts on the other signs <br />would impact his decision about the importance of the separate monument sign for <br />Walgreen's. Mr. Trooien stated the inserts for the other tenants are smaller than the <br />Walgreen's sign. <br /> <br />Chair Sand inquired ifthe monument signs are ground lighted or backlighted. Mr. <br />Trooien stated they are backlit. <br /> <br />Commissioner Modesette inquired ifthere is a proposed sign on the west elevation. Mr. <br />Lehnhoff stated there is a sign proposed there. <br /> <br />Commissioner Thompson inquired if the lease termination agreement was one-sided or <br />two-sided. Steve Wellington, President of Wellington Management, stated he met with <br />Arden Pharmacy and discussed building a new pharmacy and it is a one way agreement. <br /> <br />Jim Benshoof, Wenck Associates, stated he would be able to answer questions from the <br />Commissioners regarding traffic. <br /> <br />Commissioner Stodola inquired about the 2.4 percent increase. Mr. Benshoof stated it <br />should be a 2.7 percent increase and then explained how the calculations were made for <br />the increase. <br /> <br />Commissioner Stodola stated when she looked at the figures she had a higher amount of <br />cars. Mr. Benshoof stated there is a figure used to account for growth per year. <br /> <br />Chair Sand inquired ifthe figures indicate that there is no effect with or without a build- <br />out in 2009. Mr. Benshoof stated with this build-out the traffic flow does increase. <br /> <br />DRAFT <br />
