This documentation can be <br />found in the Appendix under the "Sample Document" tab. This document will <br />provide you with an example of the level of effort we put into our review <br />projects. We would be happy to provide additional examples if you feel it <br />would be beneficial to your decision-making process. <br /> <br />tTl <br />:x: <br />'1:1 <br />t:r:I <br />~ <br />...... <br />t:r:I <br />Z <br />n <br />t:r:I <br /> <br />Following you will find a summary of the types of tasks we completed as part of <br />our work in Hugo and North Branch, followed by a description of several <br />specific projects. <br /> <br />The first stage of development is the planning/concept plan process. We are <br />well versed in providing project support in this area as it relates to streets, <br />utility systems, and transportation networks. We regularly prepare planning <br />documents for transportation and utility systems, which gives us the ability to <br />review development documents quickly and thoroughly. <br /> <br />. Provided recommendations for collector road alignments, access spacing, <br />and geometrics <br /> <br />. Evaluated conformance to City codes and standards <br /> <br />. Analyzed existing surrounding trunk sewer and water systems to ensure <br />demands for new capacities were met, including fire protection <br /> <br />. Identified off-site capital improvement needs that may be impacted by the <br />development in question. Evaluation of short and long term <br />constructability with possible financing options are typically provided at <br />this stage. <br /> <br />. Reviewed plans for conformance for consistency with Comprehensive <br />Infrastructure Plans <br /> <br />. Coordinated agency review (Mn/DOT, County, Watershed) <br /> <br />. Considered sustainable opportunities and discussed alternative City <br />standards <br /> <br />WSB's staff of traffic engineers and environmental scientists reviewed the <br />environmental documents to verifY that the information provided in these <br />reports was accurate. We provided recommendations to City Staff for revisions. <br />We used our experience to work with the reviewing agencies to anticipate their <br />issues and address them in advance. <br /> <br />. Verified that the proposed easements and right-of-way were sufficient to <br />meet the City and County standards for streets and utilities <br /> <br />. Reviewed the preliminary plat to verifY they were designed to City <br />standards and included the required information <br /> <br />. Analyze the design for offsite impacts and grading/utility means and <br />methods <br /> <br />. Provided the City calculations for sanitary, water, and storm sewer area <br />charges based on land use <br /> <br />.
