Project included the construction of mixed residential and commercial
uses, including Festival Foods, Kwik Trip, Postal Credit Union, and Red's
Savoy Pizza.

. The project included a roundabout, which we reviewed in detail with
Public Works and Fire personnel to verify that it would operate effectively

. Involved significant coordination between the City, WSB, Washington
County, and the Developer to ensure that the proposed improvements
would be consistent with the improvements to County Road 8 being
undertaken at the same time as the development project

. The project included the installation of a traffic signal at County Road 8
and Victor Hugo Boulevard, as well as other offsite improvements. WSB
assisted the City with the negotiations for funding the proposed signal and
offsite improvements as part of the Development Agreement

. Coordinated the roadway improvements with the City of Lino Lakes so that
the development plans would not compromise the long-term transportation
needs of both communities

. Completed detailed review of individual site plans within the development
from a traffic circulation and site access standpoint. Worked with the
developer and their engineer to implement plan modifications that
improved circulation, connectivity between adjacent sites, and site

. Coordination of new sanitary sewer trunk extension with Met Council,
including an area study to determine the long-term capacity necessary to
serve property beyond the development

. During the plan review process, we worked with the Developer with regard
to the watermain and sanitary sewer plans to reduce project costs and
simplify maintenance. Our recommendations including alternate routing
of the utilities through the private sites, rather than within roadways that
were expected to carry large traffic volumes

trJ
:><
"0
t:r:I
::0
.......
t:r:I
Z
n
t:r:I

-14-

..
..
