<br /> <br />~~.HILLS <br /> <br />development-plan review will help ensure that adequate parking stalls, site <br />circulation, and proper access layout and locations are incorporated as a <br />part of the development. Review of roadway plans are recommended to <br />make sure that appropriate standards are followed for intersection design <br />(unsignalized, roundabouts, or traffic signals), signing and striping, and <br />construction traffic control. Our strong relationships with Mn/DOT and <br />Ramsey County allow us to assist with any agency coordination that may <br />be required. <br /> <br />We understand the impact a poorly designed storm drainage system can <br />have on any project, particularly a redevelopment project. When <br />reviewing developer plans for storm water collection systems, we would <br />ensure that any proposed systems fit within the overall <br />hydrologylhydraulics of the surrounding area. Through several recent <br />projects within the Rice Creek Watershed District (RCWD), we have built <br />a positive working relationship with Watershed District staff. We have <br />also developed a strong understanding ofRCWD permit requirements, <br />specifically as they pertain to site redevelopment and reconstruction <br />projects. Finally, we would ensure that the designed storm water system is <br />consistent with current City standards. <br /> <br />Project Team <br /> <br />The Kimley-Horn team has significant local experience in municipal <br />infrastructure design and redevelopment, including the redevelopment of <br />contaminated industrial sites, and has provided developer review services <br />for a number of Twin Cities metro-area communities. Project Manager <br />Beth Engum has a variety of experience in the design and management of <br />public infrastructure proj ects. Client Manager Jon Horn brings over 18 <br />years oflocal experience leading complex, multi-disciplined planning and <br />engineering projects. This core team will be backed by the more than 50 <br />local professionals that make up the Twin Cities office and supported by <br />the depth of experience of 2,700 Kimley- Horn employees across the <br />country. <br /> <br />We have included short summaries of our teams' qualifications and <br />experience. Full resumes for core team members were included in our <br />Statement of Qualifications. Beth will serve as the lead contact <br />responsible for the management and administration of the project with the <br />City.
