<br /> <br /> i <br /> <br /> SUBDIVISIONS § 22-3 <br /> <br /> Minimum subdivision design standards: The guides, <br /> I principles and specifications for the preparation of subdivi= <br /> sion plans indicating, among other things, the minimum <br /> and maximum dimensions of the various elements set forth <br /> in the preliminary plan. <br /> Owner: Any individual, firm, association, syndicate, <br /> copartnership, corporation, trust or any other legal entity <br /> having sufficient proprietary interest in the land sought to <br /> be subdivided to commence and maintain proceedings to <br /> commence and maintain proceedings to subdivide the same <br /> under this chapter. <br /> Pedestrian way: A way, public or private, running across <br /> or located within a block for use by pedestrian traffic, <br /> whether designated as a pedestrian way, crosswalk or <br /> however otherwise designated. <br /> Planning commission: The person or persons designated <br /> by the city council to advise it on planning matters. <br /> Preliminary plan: The preliminary map, drawing or chart <br /> indicating the proposed layout of the subdivision to be <br /> submitted to the city council for its consideration. <br /> Protectiue couenants: Contracts entered into between <br /> private parties and constitute a restriction on the use of all <br /> private property within a subdivision for the benefit of the <br /> property owners, and to provide mutual protection against <br /> undesirable aspects of development which would tend to <br /> impair stability of values. <br /> Setback line., building: A required open space on a lot, <br /> which space is unoccupied and unobstructed by a structure <br /> from its lowest ground level to the sky, except as expressly <br /> permitted in this chapter and other city ordinances. <br /> Streets: A"street" is a public way for the conveyance of <br /> vehicular traffic, whether designated as a street, highway, <br /> I thoroughfare, parkway, throughway, road, avenue, lane, <br /> place or however otherwise designated. <br /> (a) "Collector street" is a street which carries traffic <br /> from local streets to streets and highways of <br /> 1277 <br />
