<br /> <br /> <br /> <br /> § 22-8 ARDEN HILLS CODE <br /> <br /> (13) Reserve strips. Reserve atrips controlling acceas to <br /> streets shall be prohibited except under conditions <br /> approved by the city council. <br /> (14) Railroad or limited access highways abutting subdivi- <br /> sion. Where a subdivision borders on or contains a <br /> railroad right-of-way or limited access highway <br /> right-of-way, the city council may require a street <br /> approximately parallel to and on each side of such <br /> right-of-way at a distance suitable for the appropriate <br /> use of the intervening land, as for park purposes in <br /> residential diatricts, or for commercial or industrial <br /> purposes in appropriate districts. Such distances shall <br /> also be determined with due regard for the require- <br /> ments of approach grades and future grade separa- <br /> tions. <br /> (15) Private streets. Private streets ahall not be approved <br /> nor shall public improvements be approved for any <br /> private street. <br /> (16) Hardship to owners of adjoining property avoided. <br /> The street arrangements ahall not be such as to cause <br /> hardship to owners of adjoining property in platting <br /> their own land and providing convenient access to it. <br /> (17) Street interval. In general, provisions ahall be made <br /> at intervals not exceeding one-half mile for through <br /> streets (streets running through the subdivision in a <br /> fairly direct manner). <br /> (d) Alleys and pedestrian ways: <br /> (1) Alleys shall be at least twenty (20) feet wide in <br /> commercial and industrial areas. The city council may <br /> require alleys in nonresidential areas where adequate <br /> off-street loading space is not available. <br /> (2) Pedestrian ways shall be at least ten (10) feet wide. <br /> (e) Easements: <br /> (1) Provided for utilitiea. Easements at least twelve (12) <br /> feet wide, centered on rear and other lot linea, ahall be <br /> provided for utilities where necessary and shall be <br /> 1290 <br />
