~ <br /> <br /> I <br /> <br /> SUBDIVISIONS § 22-12 <br /> ' Such subdiviaion may even be exempted from the platting <br /> requirements of this chapter and may be allowed to be <br /> accomplished by means of a survey or regiatered land <br /> survey provided that the following requirementa have been <br /> met: <br /> (1) The resultant parcels abut on and have access to an <br /> existing public atreet, road, thoroughfare, or highway; <br /> (2) The subdivision will not involve the opening, widen- <br /> ing, or extension of any public or private atreet, road, <br /> thoroughfare, or highway and will not involve the <br /> dedication, reservation, or construction of any type of <br /> public utility; <br /> (3) The subdivision will not obstruct future streets which <br /> have been planned by the city; <br /> (4) The subdivision will not be detrimental to the public <br /> welfare or injurious to adjacent tracts in the area in <br /> which the subdivision tract is located; <br /> (5) The registered land survey conforms in all respects to <br /> the provisions of Section 508.47, Subdivision 4 of <br /> Minnesota Statutes, as amended, the terms of which <br /> are incorporated herein by reference, or the survey <br /> contains at least the following items: <br /> a. Graphic scale; <br /> b. North-Point; <br /> c. Date of preparation; i <br /> d. Names and addressea of the owner, and registered <br /> land surveyor who prepared the survey; <br /> <br /> e. Legal descriptions of the tract as a whole and the <br /> resultant parcels; <br /> f. Location, width, and names of all esisting or <br /> , previously platted streets, roada, thoroughfares, or <br /> highways adjacent to the subdivision tract; <br /> g.
