Plan Evaluation <br />1. General Zoning Regulations <br />Because the original site plan and CUP will continue to operate, with the exceptions of the <br />proposed amendments, the current zoning code impacts only those aspects of the site plan that <br />are proposed to change. Therefore, lot size, dimensions, lot coverage, landscaped area, and <br />setbacks are not impacted by this proposal are in compliance with the original CUP. <br />A. L — <br />andscaping and Tree Preservation Meets <br />Requirements <br />Because the proposed plans do not include new <br />building construction or expansion of the <br />building or parking lot by more than ten <br />percent, the City's landscaping and tree <br />preservation requirements are not impacted. <br />The original landscaping plan; however, <br />continues to be in effect. The applicant has <br />submitted a revised landscaping plan indicating <br />the existing landscaping on the site with <br />proposed changes. They are not proposing to <br />remove any landscaping; however, they will <br />clean up and prune the existing vegetation. <br />They are proposing to install three additional <br />trees on the site, and several shrubs and <br />perennials. <br />B. The applicants are <br />proposing to paint the existing light poles and replace the heads. The applicant has <br />submitted a photometric plan. It is not anticipated that the intensity or direction of the <br />lighting will be impacted by the proposed changes. <br />C• Screening — Meets Requirements <br />All mechanical operating equipment would be fully screening from view. The exterior <br />dumpster would be removed and relocated within an existing garage located in the rear of <br />the property. The dumpster would be required to remain within the screened area. <br />D.
