Trees along Street Frontage — Flexibility Requested <br />City Code requires that a minimum of one tree be planted along the right of way for every 40 <br />feet of street frontage. The Arden Plaza property has 1,200 feet of frontage which would <br />require 30 trees to be planted. Their plan proposes 15 street trees with an additional 64 to be <br />located throughout the site. Staff is favorable to this proposal based on the limited space for <br />street trees adjacent to the storm water pond as well as within the County Road E right of <br />way. Additionally, the applicants have concentrated street trees along the primary entrance <br />drive off County Road E, emphasizing the "main street" look of this entrance point. <br />Perennials and Shrubberies — Meets Requirements <br />City Code requires that at least ten percent of the total landscaped area shall be covered with <br />perennials and/or shrubbery. Code requires 11,005 square feet of perennials and shrubbery. <br />The applicant is proposing 18,304 square feet. <br />Planting Islands — Meets Requirements <br />City Code requires that at least ten percent of the parking area be occupied by planting <br />islands that are at least 150 square feet in size and have at least one tree. The application <br />proposed 15 planting islands all of which meet the requirements of the Code. <br />Tree Selection — Meets Requirements <br />All but two of the trees that are proposed to be removed are Ash or Elm trees. Both of these <br />species are considered undesirable due to imminent disease threats. The proposed trees to <br />replace these are Autumn Blaze Maples, Honey Locusts, Lindens, and Black Hills Spruce. <br />All of these species are appropriate for urbanized locations and would grow well in their <br />proposed locations. <br />C. Parking — Section 1325.06 — Flexibility Requested <br />The regulations within the City Code to determine the number of required parking spaces for <br />this development are not clear.
