Staff is recommending that the wall signage for both Building 1 and 3 meet the requirements <br />of the Sign Code. <br />B. Monument Signage — Meets Requirements <br />In Sign District 5 each property is allowed one 100 square foot monument sign, not to exceed <br />16 feet in height. Properties that have more than one street frontage are allowed an <br />additional 50 square foot monument sign. <br />Building 1 — The applicants are requesting one 33 square foot monument sign to be located <br />adjacent to County Road E. The monument sign includes a manually changeable message <br />board, which is permitted by the Sign Code. Building 1 is located along two street frontages. <br />Buildings 2, 3, 4, and 5 — While Buildings 2, 3, and 4 and 5 would be located on separate <br />parcels, the applicant is proposing to have all four buildings share two 100 square foot <br />monument signs amongst all of their tenants. One sign would be located near the entrance <br />off County Road E and the other near the entrance along Lexington Avenue. <br />C. Window Signage — Meets Requirements <br />The application currently proposes 70.2 square feet of window signage; two 35.1 square foot <br />graphics to be located in the tower windows. Each window is 106 square feet. The City <br />Code limits window signage to 35 percent of any window area, and not to exceed 5 percent <br />of the building area. In this case the window signs cannot exceed 3701 square feet. The <br />proposed window signage meets the requirements of the Sign Code. On the north side of <br />Building 1 the Sign Code would allow an additional 92 square feet of window signage; on <br />the east side of Building 1 an additional 134 square feet of window signage. <br />D. Gateway Sign <br />As part of the Economic Development Commission's (EDC) 2009 work plan approved by <br />the City Council, the EDC is moving forward with implementing a gateway sign for the City. <br />A gateway sign is an identification sign for the City that would be placed at major entry <br />points. The EDC prepared a preliminary design and created a priority list for implementing <br />gateway signs at various intersections in the City. In support of the Guiding Plan for the B2 <br />District, the EDC selected the intersection of County Road E and Lexington Avenue as the <br />first location. Due to right-of-way limitations at the northwest corner of the intersection, the <br />gateway sign would be located at the southwest corner of the intersection. <br />As part of their project, the applicants have agreed to partner with the City on implementing <br />this gateway sign. The applicant would construct the sign foundation, support structure (i.e. <br />columns), and put in the landscaping shown on the landscaping plan.
