maintenance of the sign, lighting, and landscaping. While this partnership is contingent upon <br />approval of the proposal, the City could not approve or deny the application due to this <br />partnership. If the project is approved, the gateway sign agreement would be incorporated <br />into the development agreement. <br />The sign and landscaping plans include a possible design and placeholder for the gateway <br />sign. The EDC is currently reviewing sign design options, and the applicant has stated that <br />the design is at the discretion of the City. The gateway sign would be installed along with <br />the first phase of the development. <br />5e Additional Review <br />A. Economic Development Commission <br />At the Economic Development Commission's (EDC) meeting on March 18, 2009, the <br />applicant's presented a concept for redeveloping a portion of the Arden Plaza property. <br />While the EDC does not play a formal role in the review process, the EDC's mission is to <br />provide input and guidance on projects that impact or relate to the City's business <br />community. Therefore, the EDC was provided the opportunity to review the full submission <br />that is now before the Planning Commission at their May 20, 2009, meeting. <br />Upon reviewing the full application, the EDC unanimously approved a motion to recommend <br />approval of the project based on the following findings: <br />• The project advances the purpose and plans in the Guiding Plan for the B2 <br />District; <br />• The project works to implement the design standards adopted by the City for the <br />B2 District; and, <br />• The project implements economic development in this corridor to enhance an <br />aging shopping center. <br />The EDC also supports the joint implementation of a gateway sign at the southwest <br />intersection of Lexington Avenue and County Road E. The EDC is working on the design <br />and implementation of the sign. <br />B. B2 Steering Committee <br />On Thursday, May 14, members of the former B2 Steering Committee held an informal <br />meeting to review the plans, ask questions, and provide comments. Since the Committee is <br />no longer active, they were not asked to provide a recommendation.
