Once the office buildings are demolished, the site will be graded and the new building <br />pads will be prepared. The project will proceed in these phases: <br />Phase 1 is construction of the pharmacy and Building 3 attached to it. It is <br />anticipated that this will commence in 2009. <br />Phase 2 is construction of Building 2 and the plaza improvements associated with <br />it. This will commence once tenants are established for that building. <br />Phase 3 is construction of Building 4. This will commence once tenants are <br />established for that building. <br />6. The potential modifications in zoning districts, zoning regulations and subdivision <br />regulations. <br />The Development is submitted as a PUD. Aside from flexibility in the strict application <br />of zoning requirements as permitted in a PUD District, no modifications of existing <br />zoning or subdivision regulations are contemplated. <br />7. The reasons why the modifications from the strict application of the zoning and <br />subdivision requirements would be in the public interest and would be consistent <br />with the City's Comprehensive Development Plan and the general purpose and <br />Intent of the Zoning Ordinance. <br />Arden Plaza, LLC believes that the intent of the new B2 Guiding Plan is being fulfilled <br />with this current proposal. We have appreciated the willingness of City staff, Planning <br />Commission, and City Council to have workshop sessions with us. Hopefully the results <br />of these meetings have produced a plan that furthers the goals of the Guiding Plan. <br />The current plan submitted with this application incorporates the following changes in <br />comparison to earlier plans: <br />• The Buildings have been located closer to County Road E by over thirty feet. <br />• Parking between the buildings and County Road E has been removed. <br />• Traffic Circulation throughout the site has been simplified and improved. <br />• The traffic pattern and movement will be compatible with the future stoplight. <br />• The Arden Hills City Sign has been incorporated into the corner of the site. <br />• Pedestrian Movement has been improved. <br />• The `Gathering Area' has been integrated with the buildings to create a `Main- <br />Street' character and a strong definition of the public edge. This is intended to <br />provide a `Front -Door' to the project. This area will be suitable for outdoor eating <br />space, as well as movement. <br />3 <br />
