Section 1325 — General Regulations <br />A. Landscaping and Tree Preservation - Section 1325.05 Subd. 1 and 1325.055 <br />Landscaping and Tree Preservation Plans were submitted by the applicant and are included in <br />Attachment E. Based on the square footage of the proposed building, the City Code requires <br />241 caliper inches of trees to be planted; however, existing and preserved trees on the site are <br />permitted to count towards this requirement. City <br />Code requires a certain number of caliper inches to be planted. If larger trees are planted then fewer trees <br />would be required. <br />This is a heavily wooded lot that presents challenges for meeting the tree preservation <br />requirements. While the total number of trees on site is proposed to increase, the number of <br />caliper inches would be reduced. City Code requires a replacement of 557 caliper inches <br />based on the number of significant trees currently on site and the number of trees proposed to <br />be removed. The applicant is proposing to replace 195 caliper inches. Most of the trees <br />being removed are considered undesirable trees because of their species (i.e. Ash, <br />Cottonwoods, Box Elder, and Silver Maples). <br />Section 1325.055of the Zoning Code identifies several situations in which the City has the <br />discretion to reduce the number of replacement caliper inches required for a particular <br />development; providing affordable housing is one of them. The applicant has requested a <br />reduction in the number of replacement caliper inches required from 557 to 195 in order to <br />maintain the affordable housing component of the project. This reduction is at the discretion <br />of the City Council and Planning Commission. <br />Trees along Street Frontage — Meets Requirements <br />City Code requires that a minimum of one tree be planted along the right-of-way for every 40 <br />feet of street frontage.
