ARDEN HILLS CITY COUNCIL — November 24, 2008 5 <br />Community Development Director Lehnhoff stated that structures such as air <br />conditioners would need to be included in the 50 feet and that these items would <br />need to be screened in. He also clarified how the maximum height of a building <br />would be calculated to allow for peaked roofs. <br />Councilmember Holden asked what the correlation between the required traffic <br />studies and the density was. <br />Community Development Director Lehnhoff stated that all developments would <br />be required to conduct a traffic study unless this was waived by the Council. <br />Councilmember McClung clarified that any development that requires a PUD <br />would require a traffic study unless the Council waived this. <br />Councilmember Holden asked how the 20 units per acre figure was arrived at. <br />Community Development Director Lehnhoff explained that the figure was used <br />by the Civic Center zoning distinct. <br />Mayor Harpstead asked if there were areas in Arden Hills that had more than 12 <br />units per acre. <br />Community Development Director Lehnhoff stated that he would have to look <br />into this and get back to the Council. <br />Councilmember Grant asked if a higher density, could be requested in a PUD. <br />Community Development Director Lehnhoff stated that a higher density could be <br />requested during the PUD process. <br />Councilmember Holmes suggested on page 3, the District Requirements Chart, the <br />amount for Lot Covered by Structure be changed to 40% and Minimum Landscape <br />Lot Area be changed to 25%. <br />
