The proposed alternative development scenario would increase the amount of landscaped area on Lot 3 from 17.90 percent to 36.85 percent. The amount of landscaped area on the entire site would be increased from 22 percent to 23.86 percent. B. Height—Meets Requirements The height of the buildings will not be impacted by this proposal. C. Setbacks—Meets Requirements The setbacks from the right of way will not be impacted by this application. — D. Landscaping and Tree Preservation- Section 1325.05 Subd. 1 and 1325.055 The exclusion of 4,700 square feet of building reduces the amount of required tree,perennial and shrubbery planting that is required; however, the applicant is not requesting a reduction to the approved Landscaping and Tree Preservation Plans that were previously submitted. The amount of perennial and shrubbery planting would be increased as a result of this application because of the addition of the green space that is to replace Building 3. D. Parking— Section 1325.06 The parking demand for the proposed Arden Plaza redevelopment site will be reduced by the proposed alternative development option. The parking stalls provided would remain the same at 455 stall; however the parking ratio would be increased from 4.85 to 4.94 stalls per 1,000 square feet of retail space.
