In terms of design requirements the materials used exceeded the <br /> requirements of the code. The plans include decorative paving and this exceeds the <br /> requirements for pedestrian amenities. The architectural detailing is also exceeded <br /> for buildings one and three. The functional seating for pedestrians has been <br /> exceeded as well. <br /> Mayor Harpstead asked about the gateway sign. <br /> City Planner Beekman stated that this was not a requirement but was being <br /> provided by the applicant. <br /> Councilmember Holmes stated that Phase I included the Walgreen's building and <br /> building 3. She asked if Phase I also included the reconfiguration of the parking lot, <br /> the landscaping, the monument sign and the gateway sign. <br /> City Planner Beekman stated that building 3 would be one to three retail spaces, <br /> the parking lot would be completed, and the landscaping (with the exception of a <br /> few ornamental trees), all the pedestrian connections, the monument sign and <br /> gateway sign were also included in Phase I. <br /> Councilmember Holden asked if bike racks were part of the ordinance. <br /> City Planner Beekman stated that this was correct. <br /> Councilmember Holden stated that since the landscaping was figured on the <br /> property as a whole then the signage should also be figured the same way. She <br /> asked what the hours of operation were going to be for the Walgreen's. <br /> Mr. Keeley stated that he did not know the hours for Walgreen's this at this time. <br /> Councilmember Holden asked why they were requesting so much for signage. If <br /> Walgreen's has all the signage on the building then they should not need the <br /> monument sign. She asked how the amount of signage had been calculated. She <br /> asked if some of the 80 square feet allowed had been removed from building three. <br /> City Planner Beekman stated that in figuring the amount of signage for building <br /> one some of the square footage allowed for building three had been reduced. <br /> Building one is currently proposed to have 161 square feet of wall signage (they are <br /> allowed 80 square feet of wall signage) and building three as shown is 93 square <br /> feet with three tenants (they would be allowed 160 square feet with two tenants or <br />
