currently on the grounds and he asked that they do a better job as proposed in the new <br />project. <br />Ms. Susan Ellen Campbell, 3248 Sandeen Road, Arden Hills, stated she is in support of <br />this proposal but does have concerns about the noise. This is a narrow road and there is a <br />fair amount of traffic on this road already. She is concerned about the safety of children <br />on this street. She suggested the City look into turning a portion of Sandeen into a <br />service road and the other part into a cul -de -sac. This would maintain Sandeen as a <br />residential road. <br />Ms. Jennifer Marrone, 3156 Shorewood Drive, Arden Hills, stated she likes the design of <br />the project but there is an overwhelming sense of the design being out of proportion with <br />the neighborhood. This structure is intimidating and too massive for this area. <br />Chair Thompson asked if Ms. Marrone had participated in the neighborhood meetings <br />with Presbyterian Homes and if they had been able to respond to her concerns. <br />Ms. Marrone stated she has attended the neighborhood meetings and Presbyterian Homes <br />has been responsive to the concerns of the neighbors. She is questioning if Presbyterian <br />Homes really needs the large amount of space they are proposing to construct or if the <br />facility can be scaled down to better fit the neighborhood. She also stated the history of <br />this property and the City Codes pertaining to this property are confusing. It appears <br />there is additional square footage and height added where it may not be needed. <br />Mr. Fredrick Fox, 3168 Shorewood Drive, Arden Hills, gave documents to City Planner <br />Beekman last week expressing concerns about the "massiveness" of the proposed <br />building. He also stated that one letter sent to the City was signed by most of the <br />residents in the Shorewood neighborhood. He presented documents to the Planning <br />Commission outlining an analysis he had done in regards to the Presbyterian Homes <br />proposed project in Arden Hills compared to other Presbyterian Homes locations in <br />Minnesota. He stated the Arden Hills location is the only location in Minnesota that is <br />surrounded on all four sides by residential single family homes and a building of this size <br />would be too large for this area. The size of this building alters the nature of this <br />neighborhood. <br />Ms. Azela Giese, 3096 Shorewood Lane, Roseville, expressed concerns about the traffic <br />patterns on Wheeler. There are already problems in this location with speeding traffic <br />and accidents with people using this as an access to Lydia. She stated something needed <br />to be done in this area to slow the traffic down and make the road safer for residents. <br />Mr. Joe Bungert, 3175 Shorewood Drive, Arden Hills, stated the neighborhood is not <br />opposed to Presbyterian Homes redeveloping their campus but they do have concerns <br />about the size and mass of the redevelopment and the negative impacts this will have on <br />the property values in this neighborhood. <br />
