Mr. Al Mason, 3208 Shorewood Drive, stated he thanked the Planning Commission for
taking on a difficult project like Presbyterian Homes. He supports his neighbors and their
concerns with this redevelopment project.
Mr. Erick Bothun, 3185 Lake Johanna Blvd., Arden Hills, applauded Presbyterian Homes
for supporting the community and the neighborhood. He stated he appreciated the
changes they have made in their design. He also stated he would like to see further
studies on the traffic in this area.
Ms. Bernadine Syverson, 3087 Shorewood Lane, Arden Hills, stated the safety of the
children and buses needs to be considered.
Mr. Dave Sieberg, formerly on 3167 Shorewood Drive, Arden Hills, stated Presbyterian
Homes does a good job for the people who live there. Presbyterian Homes is a
corporation and act like a corporation. County Road D has been a problem and the
additional load Presbyterian Homes will be putting on this road is something that will
need to be looked at because something will need to be done.
Mr. David Short, 3156 Shorewood Drive, Arden Hills, stated the size and magnitude of
the building and the height of this structure in a residential area is concerning to the
neighborhood. He expressed concerns about the increased density as well. He asked if
this would be the last development of this property because history shows there have
been 9 proposals for this property brought to the City for development of this property.
The residents are concerned about what the future holds for this property if this proposal
is approved. He stated approving this proposal would have an impact on future
development proposals that are brought forward.
Commissioner Thompson asked if the neighborhood has discussed the trees and walking
paths that will be available to the neighborhood and how these things will fit into the
neighborhood.
Mr. Short stated that the trees will look nice in 10 to 15 years but until that time the
neighborhood will have a full view of the building. He agrees that the overall project is
necessary and he is not opposed to this but the overall size of the facility is too much for
the neighborhood.
Mr. Peter Dybvad, 3151 Shorewood Drive, Arden Hills, stated concerns about the shift in
the zoning for this property from R1/R2 to R4. He also asked how the Conditional Use
Permit for one property could be used for another property. He stated concerns that
Presbyterian Homes was simply shifting conditional use permits around to different
properties to suit their needs. He also asked if the proposed building size would triple or
quadruple the square footage of Presbyterian Homes.
Ms. Michelle Lacy, 3167 Shorewood Drive, Arden Hills stated this project affects her
home due to the proximity to her property. She had an informal assessment done and this
showed that the value of her property would decrease once this project is complete. She
