does not object to the project but does object to the size of the building being proposed. <br />The adjustments that Presbyterian Homes has made helps, but the proposed structure is <br />only 100 -feet from her home. Her property is at the same elevation as Presbyterian <br />Homes so she will be looking right at the facility. <br />Mr. Day, stated with the construction there will be additional construction vehicles and <br />trucks in his neighborhood. These vehicles will do more damage to the roads and this <br />will require the roads to require repair. He asked who will be responsible for the costs of <br />these repairs. <br />Mr. Mehrkens stated that the challenge Presbyterian Homes is facing is what worked 50 <br />years ago does not work today. The rooms are small and this will not work moving into <br />the future and the current building is not able to accommodate this type of change. The <br />size of the building being proposed at this time is adequate to serve the residents and <br />works well with the size of the property. The design of the building is meant to give the <br />facility a residential feel but it is not meant to hide the fact that this is a large facility. <br />This proposal is a change and a challenge but Presbyterian Homes is looking to serve <br />their residents and the changes made have been in response to the residents. Presbyterian <br />Homes is doing what they can to meet the needs of their residents and the surrounding <br />neighborhoods. <br />Commissioner Holewa stated Presbyterian Homes is doing more than most other <br />commercial business would do and the City appreciates this. He asked Presbyterian <br />Homes to look at the loading dock configuration to see if there was more that could be <br />done to shorten the distance trucks are required to backup. <br />Ms. Lacy stated the shade from the building would also affect her property. She <br />requested a shade study be done to determine the impacts to her property. <br />Mr. Sieberg stated the entry triangle of the property should remain residential and this <br />corner shields the neighboring properties. <br />Ms. Julianne Seiber, 3200 Shorewood Drive, Arden Hills, stated 100 square feet is an <br />inadequate size for residents at Presbyterian Homes. She asked what the range of sizes <br />for units would be for the proposed redevelopment. <br />Mr. Mehrkens explained the sizes are based on future expectations and market studies. <br />He explained the different sizes of units available for each of the different types of <br />facilities available. <br />Chair Thompson closed the public hearing at 8:25 p.m. <br />Commissioner Zimmerman applauded what Presbyterian Homes has done but he agrees <br />with residents that a 54 -foot tall building is high. He asked if it would be possible to <br />remove some of the parking areas in order to "flatten" the building or spread it out over a <br />greater area. This would make the building less obtrusive to neighbors. <br />
