Commissioner Hames stated Arden Hills' residents have roots in their community and <br />this is evident in what residents say. She stated this proposed project is on 22 acres and <br />this is a large parcel to accommodate this type of project. She stated as the community <br />moves into the future it can be expected that the surrounding homes will be <br />reconstructed. As these homes are reconstructed they will be made larger and this is <br />similar to what is happening with Presbyterian Homes. She stated the idea of turning a <br />portion of Sandeen Road into a cul -de -sac and the other portion a service road was a good <br />suggestion and the City could look into this. She also stated the proposed project will not <br />have a negative impact on the value of the neighboring homes. This type of development <br />will be seen as a positive. <br />Commissioner Scott stated he would like to see the new proposed unit amount by the <br />next meeting. He also requested Presbyterian Homes look into possibly shortening the <br />distance for trucks to backup. <br />Chair Thompson stated the City and Presbyterian Homes should look at the situation on <br />Sandeen Road including the need for signs, construction vehicles, and the landscaping. <br />She stated the redevelopment provides more sophisticated grounds with nice walking <br />paths. The green space and ponds are exciting additions. <br />Commissioner Reiff moved and Commissioner Scott seconded a motion to Table <br />Planning Case 10 -012; for Rezoning, Master and Final PUD, and Preliminary and <br />Final Plat at Presbyterian Homes of Arden Hills to the November 3, 2010, Planning <br />Commission meeting based on the following reasons: the need for proper <br />notification for a hearing regarding a comprehensive plan amendment for Block 2, <br />give Presbyterian Homes an opportunity to address concerns raised by neighbors <br />and give Staff additional time to review the implications of any possible changes to <br />the project. The motion carried unanimously (6 -0). <br />
