10. The applicant shall work with adjacent property owners along Shorewood Drive <br />to determine exact location and species of landscaping materials to be planted <br />along the east property line. <br />11. It is the policy of Presbyterian Homes to allow public use of the trail systems, <br />which are developed on its property; so long as the public does not abuse the <br />privilege. The policy of Presbyterian Homes will be applied to the trail system <br />shown on the site plan. Presbyterian Homes will notify the City thirty (30) days <br />in advance of a change to its Trail Use Policy and the reasons for the change. <br />City Planner Beekman pointed out that the wording for Condition 5 and Condition 11 <br />were different than what was in the Planning Case Report and Staff was recommending <br />the changes presented at this time. <br />Ms. Pamela Belz, Presbyterian Homes, updated the Planning Commission on the <br />revisions that have taken place to the plan since the public hearing that was held on <br />October 6. These changes include moving the access point on Shorewood Drive, the <br />removal and relocation of parking spots, the removal of the "triangle" property from the <br />plan, the elimination of one load /unloading dock area, and the adjustment to the building <br />shape. She stated the adjustment to the building shape did change the programs that <br />Presbyterian Homes would be able to offer because these units were relocated to a <br />different section of the building. She also stated the sidewalk along Shorewood Drive <br />will be removed but the sidewalk along County Road D will remain in the plan. <br />Presbyterian Homes and City Staff are still working on a solution for the traffic concerns <br />on Sandeen Road. The solution for this section has not been defined yet. <br />Chair Thompson opened the floor to Commission questions. <br />Commissioner Zimmerman asked what the age of the trees were in the project drawings <br />being presented. <br />Ms. Belz clarified that the drawings were generated from a program and showed an <br />approximate view of what the coverage would like with the existing trees and the new <br />trees that will be planted seven years into the future. <br />Commissioner Thompson asked for clarification regarding the landscape plan. <br />Ms. Belz reviewed the landscaping that would be done with each phase on the project and <br />she pointed out that landscaping would be done as the project progresses. <br />Commissioner Scott asked if the "triangle" would be donated to the City for green space <br />as part of the phases. <br />Ms. Belz stated the development of the "triangle" into green space is not currently part of <br />the redevelopment plan being presented. This parcel is being negotiated with the City at <br />this time. <br />
