The Wheeler/Shorewood Lane, Shomwood Drive Neghwrhood Preservation Coalition <br />proposes the following changes to the Preby.erian Homes PUD. <br />We respectfully request that the Arden Hills City Coundl approve the following <br />changes to the Fresh erian Homes proposed development. <br />1 Ei.. 11flmate the southeast driveway and its exit onto Wheeler/ ay D— <br />This will assure that the additional new tra r :the development is .not <br />encouraged to use residential streets but instead follows the sites existing tra 14: flow <br />pattern. In addition the proposal assures that the employee traffic (approximately <br />310 daytime workers) will not be using Wheeler/County D as their primary ingress, <br />egress to the property. 'We hope that this also discourages their trips through the <br />neighborhood We believe these changes will help 'minimize the additional new tra- c <br />burden on Wheeler St and Shorewood La.ne and Shorewood Drive and help to preserve <br />the residential nature of the neighborhood immediate(y -adjacent to the proposed <br />development <br />2. Move the parking lot for the east brownstone building to the north side of the <br />building to preserve greenspace on the south side adjacent to the neighborhood. <br />Add a berm to the south. side of the east brownstone with several large pine trees. <br />The driveway forte building should also use the existing driveway onto County <br />D opposite Cox insurance. This change results in a triple benefit to the prop osed <br />projed and the adjacent residential neighborhood. <br />L Residential neighb orho od traffic effects are minimized <br />b. Surface Parking Lot runnoff water is drained through the planned <br />holding ponds rather than directly to the storm s.ewers. <br />c The green Sp ace interface with the southern neighborhood is more <br />welcoming and consistent with the abutting residential use <br />d. Proxnnityto parking is maintained for Cox insurance customer/ <br />employees. <br />NOTE—It should b noted that .althou .11 the southern boundary of the proposed <br />development is named "county Road a This is sornew.hat of -a misnomer, the section <br />of the road at the southern boundary ofthe project is in effect a residential street <br />that serves as the Arden Hills/Roseville .boundary and actually turns into Shorewood <br />.Drive and deadends in an Arden Hills neighborhood a just east -of the property. The <br />real Ramsey County D virtually ends at the Fairview Intersection at the southwestern <br />
