SECTION 3, cont. <br /> DISTRIBUTION OF ASSESSMENTS, cont. <br /> AREA METHOD; Assessments may be distributed accord- <br /> ing to the gross area of the benefited lot or parcel. The <br /> assessable area shall be expressed in terms of the number <br /> of acres or the number of square feet subject to assessment. <br /> Assessment = Area to be assessed (acres or square <br /> feet) X assessment rate per acre or <br /> square feet. <br /> Where appropriate, an allowance will be made for streets. <br /> When the area is platted, the deduction will be for actual <br /> and proposed street right -of -way. For unplatted land with <br /> no streets platted or proposed, a deduction of 20% of the <br /> gross acreage applies as a street credit. <br /> WEIGHTED UNIT /LOT METHOD; When the City Council <br /> determines that the assessable cost would be more equitably <br /> distributed on a unit basis all lots will be reviewed for <br /> conformity and a standard lot size will be determined. <br /> Any lot which could be divided to form more than one lot <br /> shall be given a weighted lot or residential equivalent <br /> unit. Each equivalent unit shall be charged with one <br /> assessment charge. <br /> Assessment = Assessable Cost <br /> Residential quiva ent units or Weighted Lots <br /> New subdivisions will generally use the unit /lot method <br /> or weighted lot method for all improvements. <br /> SECTION 4 <br /> SANITARY SEWER <br /> TRUNK Definition: Trunk sanitary sewer systems <br /> SEWER are defined as those improvements necessary <br /> SYSTEMS to collect wastewater for treatment. Such <br /> improvements include treatment facilities, <br /> lift stations and sanitary sewer lines in <br /> excess of eight (8) inches in diameter. <br /> 1 <br /> Assessable Cost: The assessable cost of <br /> the trunk sewer system equals up to a <br /> maximum of 50% of the total cost of the <br /> improvement. The remainder of the trunk <br /> costs shall be paid through core connec- <br /> tion charges. <br /> Distribution of Assessments: It is the <br /> policy of the City to distribute the assess- <br /> able costs of trunk sanitary sewer systems <br /> 5 <br />
