SECTION 4, cont. <br /> SANITARY SEWER, cont. <br /> TRUNK across the area benefited by the improve - <br /> SEWER ment. Where property has been subdivided <br /> SYSTEMS, cont. for residential use, the assessment shall <br /> be on a weighted lot basis. Where unplatted <br /> or unplatted and subdivided properties <br /> occure or zoning for non - residential pur- <br /> poses, the assessment will be distributed <br /> using the area or weighted lot method. <br /> (A 20% reduction in area will be allowed <br /> for unsubdivided properties.) <br /> Some properties in the benfit area may <br /> not have direct access to the sanitary <br /> sewer system. Such properties do accrue <br /> an immediate benefit from the trunk sewer <br /> since the system is available to receive <br /> lateral sewer connections which may be <br /> initiated by property owner petition. <br /> LATERALS Definition: Sanitary sewer laterals are <br /> defined as sanitary sewer lines eight (8) <br /> inches in diameter or less extending from <br /> the trunk sewer and designed to serve <br /> individual properties. <br /> Assessable Cost: The assessable cost for <br /> sanitary sewer laterals equals the entire <br /> project cost. <br /> Distribution of Assessments: Unless other- <br /> wise specified by the Council, assessable <br /> costs will be distributed to benefited <br /> property on an adjusted frontage basis. <br /> Assessments for sanitary sewer laterals <br /> will be levied at the same time against <br /> all benefited property in the area, even <br /> if some parcels do not connect to the <br /> system at the time of assessment. <br /> Trunk as a Lateral: Where a trunk sewer <br /> main serves as a lateral (provides ser- <br /> vice to abutting property), a lateral <br /> benefit assessment will be levied. Assess- <br /> ment rate shall be equivalent to the cost <br /> of the trunk installation minus the charge <br /> for the oversizing. The assessment for <br /> lateral benefit from a trunk will be levied <br /> at the time of improvement. The City <br /> Council reserves the right to postpone <br /> the assessment for undeveloped property. <br /> 6 <br />
