<br />large pond in the northeast comer of the plat. This network of three ponds will convey all of the <br />street runoff. <br />Other small ponds along the south and west sides of the plat drain to the west, through existing <br />culverts across the St. Paul Water Utility easement. The large pond in the northeast, located east <br />of Widgeon circle and west of Wilharber will then drain north through an existing culvert into a <br />large pond in the Hunters Crossing development. <br /> <br />4. STREET IMPROVEMENTS: <br /> <br />The new streets in Hunters Crossing 2nd Addition will be built to typical 7-ton residential street <br />standards for the City of Centerville. The streets are Beaver Pond Way, Dupre Road, Widgeon <br />Circle, and Hunters Ridge Lane. The new roads will consist of the following parameters: <br /> <br />1. 60- foot right-of way <br />2. 33-foot back to back surmountable concrete curb and gutter <br />3. geotextile fabric and 20" select granular borrow subgrade material <br />4. 6" thick class 5 aggregate base <br />5. 1 W' thick bituminous base and wear courses <br />6. 4" diameter drain tile behind all curb <br /> <br />At the connection of Dupre Road to Centerville Road, it is proposed to widen the street to <br />provide a small median area between the east bound and west bound lanes. The median will <br />have a development sign and landscaping in the middle. <br /> <br />A 700-foot long bituminous trail is proposed along the St. Paul Water Works easement, which <br />runs along the west side of the plat. This trail will connect to Beaver Pond Way via a trail along <br />a lot line (L~ts 1-2, Block 5). The trail will feature a lO-foot wide mat, 2" thick. A 5-foot wide <br />concrete sidewalk is also proposed along the north side of Dupre Road from Beaver Pond Way to <br />Centerville Road.
