<br />Council Member Broussard Vickers indicated that the property to the south of this one <br />had an issue with the flood zone and he wanted the City to make him conforming which <br />the City could not do. <br /> <br />City Attorney Hoeft indicated he was not objecting to the rezone but said that someone <br />could come in and make an issue out of the zoning and defending that could be <br />problematic when you take a chunk out of the B-1 and leave one to the south and one to <br />the north. <br /> <br />Mayor Sweeney commented that the City made an agreement to have up to 160 units of <br />higher density housing. Council Member Capra indicated that the City would achieve <br />that goal with Chauncey Barrett II. Council Member Broussard Vickers indicated that <br />Chauncey Barrett would be only 15 units. <br /> <br />Mayor Sweeney asked if there was discussion of properties to the north being rezoned. <br /> <br />Mr. Wilharber indicated the City was approached by this property owner for a rezone to <br />residential and noted that this property is not deep enough for a good commercial venture <br />while the property to the north is deeper. <br /> <br />Council Member Broussard Vickers indicated there was a discussion on spot zoning but <br />the Commission felt it was not an issue as there is residential next to it. <br /> <br />City Attorney Hoeft cautioned that it only takes one individual to make an issue out of <br />the rezoning. He then said it would be a far better argument if the City was rezoning <br />more of that corridor to residential to take a bigger portion rather than dissecting the B-1. <br /> <br />Council Member Paar indicated he has some of the same concerns as Council Member <br />Capra on the spot zoning as it is commercial. He then said that he ran his campaign on <br />bringing more commercial businesses to the City and he is not in favor of rezoning to <br />residential. <br /> <br />Council Member Lee indicated he likes the idea of more properties on the books but has a <br />concern with taking commercial property and rezoning to residential. He then said he <br />would like to wait for a formal recommendation from Planning and Zoning before <br />making his final decision on the rezoning. <br /> <br />Council Member Broussard Vickers indicated that, unless Council is in favor of the <br />rezoning, Mr. Drilling would not spend the money to move forward with the <br />Comprehensive Plan amendment. <br /> <br />Mr. Drilling indicated that the property is not well suited for a commercial development. <br />He then said that the housing he proposes would provide a better tax base than a small <br />commercial development would. <br /> <br />Page 3 of 10 <br /> <br />\ <br />
