<br />Mr. Drilling indicated that the other property owners in the area may be interested in <br />rezoning their property and offered to speak to them about it. He then said that he has <br />spoken with the owner of Reel Manufacturing who was in support of the townhomes and <br />said he is interested in changing his property to residential. Mr. Drilling also indicated <br />that several cities in the surrounding area have rezoned commercial properties to allow <br />for higher density residential to buffer the commercial areas. <br /> <br />Mr. Drilling indicated that there was no one at the Planning Commission meeting to <br />comment and there is no one at this meeting to comment so there must not be any <br />objection. <br /> <br />Council Member Capra indicated she is not in favor of this little piece being rezoned as it <br />would sever the commercial strip. She then said she is not opposed to considering a <br />rezone on a larger chunk of property. <br /> <br />Mr. Drilling indicated the residents in the area are for this type of development and would <br />prefer it to commercial. <br /> <br />Council Member Broussard Vickers indicated she would like to have information from <br />the other property owners in the area as to whether they are interested in a rezone to <br />avoid the issue of spot zoning as recommended by the City Attorney. <br /> <br />Council Member Broussard Vickers indicated that, from a tax standpoint the numbers <br />would be equal versus one commercial piece and there would be something built sooner <br />rather than later but she would like to see if a larger portion could be rezoned to avoid the <br />spot zoning concerns. <br /> <br />Council Member Lee indicated he was not totally against looking at the land use if more <br />landowners are looking to rezone but he does not want to go out on a limb and give <br />anybody a reason to contest it. <br /> <br />Mr. Drilling asked if this would be considered an up zone or a down zone. City Attorney <br />Hoeft indicated the reason that was asked is because a down zone, which this is, only <br />requires three of five votes. <br /> <br />Mr. Drilling indicated he felt the development would be positive for the City. <br /> <br />City Attorney Hoeft asked what differentiates Mr. Drilling's property from the properties <br />to the north or south. Mr. Drilling indicated that the property to the south is less than an <br />acre and the property to the north is wider and deeper making it better suited to <br />commercial development. He also commented that his property is right next to existing <br />housing. <br /> <br />Motion bv Council Member Broussard Vickers. seconded bv Council Member <br />Capra to continue the public hearine to June 25. 2003.
