City of Centerville <br />Council Meeting Minutes <br />September 28, 2016 <br />Mr. Brass introduced himself to Council and provided them with his background, current <br />listings, and sold properties. Mr. Brass also presented Council with a Real Estate Cycle Report <br />and reviewed it with Council. <br /> <br />Mr. Brass stated that land is slow to sell at the present time with all of the factors involved, that <br />with the recent distribution center being constructed on nearby property and the City’s excellent <br />freeway access, close proximately to St. Paul; the shovel ready sites should be easier to sell in <br />the near future. <br /> <br />Legal Counsel Glaser stated that staff was directed to find a broker, request his attendance of a <br />Council meeting. He also stated that upon Council’s determination, listing agreements would be <br />forthcoming. <br /> <br />Mayor Wilharber questioned the amount that Mr. Brass would charge for his fees and he stated <br />6% commission or fees and 8% if the sale involved a co-broker similar to Mr. Lou Suski’s <br />agreement with the City. Several Council Members had concerns regarding the potential for TIF <br />and did not desire for that to be readily available to entice businesses to Centerville. <br /> <br />Motion by Council Member Love, seconded by Council Member Paar to Approve Listing <br />Agreements for City-Owned Properties from Mr. Mike Brass, Collier’s International to <br />Council at their Next Meeting. All in favor. Motion carried. <br /> <br />VIII. NEW BUSINESS <br /> <br /> <br /> <br />1.Greater MSP <br /> <br />Administrator Ericson stated that he had been contacted recently by Greater MSP requesting <br />information regarding site availability, utilities capacities (Gas, Electric, Sewer and Water) and <br />internet/high speed data availability/capacity for a company that was interested in relocating or <br />opening another facility. Administrator Ericson stated that the Greater MSP is a private, non- <br />profit agency <br />dedicated to providing public and private sector leadership, coordination and <br />engagement to grow the economy of the 16-county Minneapolis-Saint Paul region. He also stated <br />that six (6) cities in Anoka County responded to the request including Centerville. He noted that this <br />was a tremendous opportunity with other entities retaining the City’s information for additional <br />submittals and/or clients. <br /> <br />Council Members concurred that they would entertain all proposed development. <br /> <br />Administrator Ericson stated that United Properties is anticipating signing purchase options on all of <br />the Rehbein properties. Mr. Brandon Champeau, United Properties, stated that generally with these <br />requests for information, the business may be multi-state solicitation and could be as many as 10 sites <br />under consideration. He also stated that they always keep two (2) states in mind even if they have <br />picked one that they desire. <br /> <br />Council Members had concerns regarding the RCWD and Army Corp of Engineering regarding <br />ponding on the site within Centerville and Mr. Champeau stated that they would be rectified shortly. <br />Discussion ensued regarding the current Interim Use Permit for the black dirt operation, hauling <br />Page 3 of 5 <br /> <br /> <br />
