All parcels <br /> fronting Commerce Drive could make sense as I-1 zoning. Extending the I-1 zoning north onto the <br /> Rehbein parcel would have the added benefit of keeping that parcel in one zoning district. <br /> Related to the issue of a new "Service District," the uses proposed for the district mirror those of the <br /> B-1 district except for the elimination of restaurants. Many of these uses are also allowed in the M- <br /> 1 and M-2 Mixed Use districts as part of a Planned Unit Development (PUD). A new "Service <br /> District" would likely be redundant and make the code more complicated to administer with an <br /> additional zoning category beyond the eleven that already exist.
