Each <br /> of the three items needs a public hearing, and each has been duly published in the City's official <br /> newspaper and surrounding property owners within 350 feet have been notified at least ten days <br /> in advance. <br /> 1) We recommend that the Planning & Zoning Commission recommend amending the Comp <br /> Plan (Future Land Use Plan), changing the following properties from Commercial to <br /> Industrial: <br /> a. PID 24-31-22-23-0018 (7030 20t" Avenue) <br /> b. PID 24-31-22-23-0017 (Ruffridge-Johnson, 2065 Commerce Drive) <br /> c. PID 24-31-22-23-0016 (Sheehy Construction, 7047 21 st Avenue) <br /> d. PID 24-31-22-23-0020 (Sheehy Construction, remnant of above parcel south of <br /> Commerce Drive) <br /> e. PID 24-31-22-23-0019 (City-owned pond parcel south of Commerce Drive) <br /> f. PID 24-31-22-32-0003 (Rehbein, south of City pond parcel) <br /> 2) We recommend that the Planning & Zoning Commission recommend rezoning the same <br /> parcels above from B-1 to I-1. <br /> 3) We recommend that the Planning & Zoning Commission recommend amending the <br /> Zoning Code to include the text amendments adding or modifying the uses in the I-1 <br /> District as in the attached proposed ordinance. <br /> 4) We recommend that the Planning & Zoning Commission recommend adopting the <br /> Findings of Fact on the next page. <br /> OPTIONS <br /> For each of the actions and recommendations above the Planning & Zoning Commission can: <br /> 1) Move to recommend approval and adopt Findings in support of the motion; <br /> 2) Move to recommend denial and adopt Findings in support of the motion; or <br /> 3) Move to continue the items) for further discussion or to gather additional information. <br /> PROCESS <br /> There needs to be time in the process to accommodate the Metropolitan Council review in <br /> addition to the City's review. If the change to the Land Use Plan is approved by the City Council <br /> that change will be conditioned on review of the change by the Met Council. The City in the <br /> middle of updating its 2040 Comp Plan, including the future Land Use Plan. The Met Council is no <br /> longer accepting requests for changes to the previous 2030 Comp Plans and will only consider <br /> changes to the 2040 Plan once that plan has been reviewed and approved by the Met Council. <br /> That process is officially a 60-day process but in practice it can be shorter than that.
