Either way the <br /> review process needs to be taken in to account. <br /> FINDINGS OF FACT <br /> Findings of Facts-Approval of Comprehensive Plan Amendment <br /> 1) The properties in question to be guided Industrial are currently guided Commercial in the <br /> City's Comprehensive Plan. <br /> 2) The proposed use of the property at 7030 20t" Avenue, assembly of water dispensing <br /> equipment, is more appropriate for an industrial area than a commercial retail area. <br /> 3) The current use of the Ruffridge-Johnson and Sheehy Construction properties is industrial in <br /> nature, not commercial or retail. <br /> 4) The City property on the south side of Commerce Drive is used for ponding and will likely <br /> remain so for many years. It is an appropriate use for almost any land use designation, <br /> including Industrial. <br /> 5) The Rehbein property on 20t" Avenue is adjacent to other properties currently guided and <br /> zoned Industrial and is vacant. Guiding it for Industrial use is reasonable and appropriate. <br /> 6) The pattern of land use resulting from the proposed Comp Plan amendment will place <br /> Industrial land adjacent to Commercial land, a reasonable and appropriate pattern. <br /> Findings of Facts-Approval of Rezoning <br /> 1) The properties in question to be rezoned to I-1 Industrial are currently zoned B-1 <br /> Commercial. <br /> 2) The proposed use of the property at 7030 20t" Avenue, assembly of water dispensing <br /> equipment, is more appropriate for industrial zoning than commercial retail zoning. <br /> 3) The current use of the Ruffridge-Johnson and Sheehy Construction properties is industrial in <br /> nature, not commercial or retail. <br /> 4) The City property on the south side of Commerce Drive is used for ponding and will likely <br /> remain so for many years.
